## Flow 1 - Site Enquiry to Visit Booking (RERA Sec 9A + Form A QR brochure)

**Trigger:** Click-to-WhatsApp ad on Instagram Reels, Facebook feed, YouTube Shorts or Google Performance Max landing on the builder WABA. RERA Registration Number is mandatory on every ad creative per RERA Sec 11(2) and RERA Regulations 2017 Rule 9.

**Step-by-step:**

1. Welcome template (utility) with project name, RERA Registration Number, Carpet Area declaration (not super-built-up per RERA Sec 4(2)(h)), GST band (5% under-construction residential, 12% commercial), and 1-tap shortcut buttons - View Brochure, Book Site Visit, Talk to Channel Partner, Check Home Loan Eligibility.
2. DPDP Sec 6 inline consent capture - separate granular checkboxes for marketing, utility, and channel-partner sharing. Consent stored with timestamp, IP, notice version and consent string.
3. RERA Form A / B / C brochure delivery as a signed PDF + RERA website deep-link QR code. Carpet Area, towers, units launched, project completion date, approvals (DGCA height NoC, CRZ, NGT, fire NoC), promoter past projects, and quarterly QPR link.
4. Native Flow for site visit booking - tower, unit configuration, preferred date / time (slots pulled from CRM), accompanying members count, transportation needed yes/no. Submission posts to builder CRM via the flow endpoint_uri.

## Flow 2 - Channel-Partner / Broker Activation (RERA Sec 9A Agent Verification)

**Trigger:** A channel partner taps "I am a broker" on the welcome template, or is enrolled via the builder's BD team.

**Step-by-step:**

1. RERA Sec 9A Agent Registration Number capture in a Native Flow - state, RERA agent number, validity, agency name and PAN. Backend cross-checks against the relevant state RERA agent database (MahaRERA, K-RERA, UP-RERA, HARERA etc.).

3. Document upload Native Flow - 6-month bank statement, last 3 salary slips, Form 16, KYC (Aadhaar masked + PAN), property documents. WhatsApp Cloud API media upload up to 100 MB, encrypted at rest.
4. Bank rep matched via the builder's tie-up tree - relationship-manager photo, direct number, sanction-letter SLA quote (typically 5-7 days for the top builder-partner banks).

## Flow 5 - Token + Allotment + Stamp Duty + Registration (RERA Escrow 70% Rule)

**Trigger:** Buyer commits to a unit and proceeds to token payment.

1. Token quote PDF - unit ID, carpet area, total consideration, token amount (typically 10-25%), GST line item, applicable Stamp Duty, registration charge, payment schedule.
2. UPI deep-link generated against the project RERA Escrow Account (RERA Sec 4(2)(l)(D) - 70% of collections must sit in escrow until project completion stage). Click-to-pay via PhonePe, Google Pay, Paytm, Amazon Pay.

**Step-by-step:**

## Flow 7 - Resale + Rental Enquiry (Secondary Market)

**Trigger:** Owner wants to list a unit for resale or rental, or a buyer enquires on a secondary listing.

**Step-by-step:**

1. Owner verification Native Flow - registered sale deed reference, ownership proof, society NOC if applicable.
2. Listing creation - photos, asking price band, furnishing status, RERA agent / channel-partner assignment, RERA-compliant disclosure (carpet area, age, defect-liability balance remaining).
3. Buyer-side enquiry routing - secondary buyer is matched, triangular thread opened (owner + agent + buyer).
4. Site-visit booking sub-flow (re-uses Flow 1 pattern but in resale context).
5. Token + sale-deed Native Flow - sale agreement draft, applicable Stamp Duty + registration, capital-gains TDS Sec 194-IA at 1% if consideration above Rs 50 lakh, GST 18% on brokerage.
6. Closure handover - keys, society transfer NOC, utility-meter name transfer, electricity / water / gas connection KYC update.
